<p>If you can read this article, then follow the suggestions by taking action and employing the strategies that I will reveal to you, you can make money buying and selling investment property, using no money of your own.</p>
<p><strong>Real Estate Investing in Current Economy</strong><br />
Even though America is in a recession and, probably, headed toward a depression, there is still room to earn money in investing in all types of real estate&#8211;land, houses, mobile homes.  Because condos usually involve condo fees and Home Owner&#8217;s Associations (HOA&#8217;s), I would recommend avoiding them as an investment property.</p>
<p><strong>Make Money in Real Estate Using No Money of Your Own</strong><br />
The way to make money in real estate investing and property investment using no money of your own boils down to a few simple principles outlined below.  If I, a college dropout, can use these strategies to earn money in RE investing, you can too.</p>
<p><strong>1.  Learn How to Demonstrate Value</strong><br />
Learn a useful skill in real estate investing.  For me, this meant learning how to buy properties&#8211;land, houses, mobile homes&#8211;in Florida or anywhere else in the United States, cheap, at bargain prices.  Although this took a year to learn, this skill has been paying off for years, as I now receive monthly payments on investment properties that I own myself or that I own under a partnership.</p>

<p><strong>Real Estate Contracts</strong><br />
My way of demonstrating value, besides understanding how to <a href="http://www.makebigprofitsflippingfloridaland.com" target"_blank">buy real estate for cheap</a>, is that I learned how to put together real estate contracts.  Anyone can learn how to do this by searching on Google for &#8220;understanding real estate contracts&#8221; and &#8220;financing real estate&#8221; and &#8220;buying and selling real estate&#8221;.</p>

<p><strong>Buying and Selling Investment Property</strong><br />
Once I learned how to put together a real estate contract, for buying and, more importantly, selling an investment property, this mean that I <strong>demonstrated value</strong> to real estate investors, which encouraged them to want to partner with me, using their own money, in order to make money investing in real estate.</p>
<p>Currently, I work with a real estate investor who puts up all the money for the real estate.  I set up the deal by finding the property, buying it (using his money), then reselling it at financing.  Once my investor friend is paid off his money, we split the profits 50/50.  This way, I earn money using no money of my own.</p>
<p><strong>Demonstrating Value = Big Profits</strong><br />
In this way, my ability to demonstrate value means I can earn money in real estate using no money of my own.  In return for my friend&#8217;s investment, he&#8217;s making 6x the amount of money he invests.  On one deal alone, he invested $7,000, and the return on investment (ROI) for him will be around $44,000.</p>
<p><strong>2.  Form a Partnership</strong><br />
Find someone to supply the money.  You supply the skills, and demonstrate value, by finding the property, finding the seller, writing the contract, and structuring the contract so that you and your partner earn money on the deal.</p>
<p>Here&#8217;s some real estate websites that offer a lot of useful information.  If you visit these sites, study the techniques, you can learn information that can help you demonstrate value by learning real estate investing techniques and skills.</p>
<p>Once you have these skills, find a real estate investor with money who needs your skills.  At this point, present to him that you are looking for an investor.  Once you show that you can earn him money, more than what he is earning at the bank&#8211;1% to 3% interest, he is likely to invest with you.  Once he earns money by working with you, he&#8217;s likely to do it again.</p>
<p><strong>3.  Be Ethical and Helpful</strong><br />
If you are ethical and helpful as a real estate investor, your road to success will be one that allows you to live healthy and sleep well. </p>
<p><strong>Tax Deed Sale in North Florida</strong><br />
One day, I was at a tax deed sale about to buy a house for $4,500 that I could have flipped for twice as much.  When the competing bidder told me that they wanted it for their Mom who was in the hospital, I did not bid on it, so they could get it at a low price.  They were so thankful to me that I kind of started crying.  Whenever I see one of the relatives, who works at Hardee&#8217;s restaurant nearby, they always treat me with kindness and it fills my heart with happiness knowing that I was able to help them in some way.</p>

A few  years ago, I had an opportunity to buy a 4/2 doublewide mobile home, on 3.16 acres, in Wrightsville, Georgia for $7,000.  I heard about this in an e-mail that I received from Capital City Bank, a bank in North Florida and South Georgia.  The e-mail had a list of properties that the bank owned, along with some basic property information.</p>
<p><strong>Investment property buying strategies</strong><br />
After getting the e-mail and going online to use the property appraiser&#8217;s website, it appeared that $7,000 for this investment property was a good deal.  I contacted my friend Ryan, who is an investment partner.  He suggested I check it out.  &#8220;If it looks any good, and you think it&#8217;s a good deal, let me know and I&#8217;ll send you the money,&#8221; he said.</p>
<p><strong>Driving to Georgia</strong><br />
A few days later I was driving from Burlington, Vermont to Wrightsville, Georgia.  The drive there was a nightmare.  For some reason, I could not sleep and drove, pretty much, straight through.  when I arrived in Georgia, it was raining, the roads were icy, and it was very dark.</p>
<p>Thankfully, I arrived at the property, found an unlocked windows, slid it open, and got inside to investigate the interior.  Although there was a lot of clothes and junk laying around, it seemed promising, especially as a place to clean out and sell rent-to-own, in order to get monthly payments and a good ROI (return on investment) over the long term.</p>
<p><strong>Making money from the investment property</strong><br />
We ended up buying the place for $7,000, and selling it for $37,0000 with a low down payment and reasonable monthly payments, on a 20 year contract.  After the 20 years, we&#8217;ll have made $68,576.98 in profits.  Since Ryan and I split the profits (he puts up the money, I put together the deal, we split the profit 50/50), over the 20-year term, each of us will earn $34,288.49</p>

Finding a bargain investment property is easy.  Anyone who tells you it is difficult is probably either trying to sell you a book or doesn&#8217;t really know where to look to find cheap real estate.</p>
<p>Some of the best places to find cheap real estate investment properties online are at real estate auctions.  The beauty of real estate auctions is that you can purchase cheap houses online from anywhere in the United States.</p>

Tax deed auction sales are, essentially, sales wherein a property owner has failed to pay taxes, so his house, land, or mobile home is then returned to the county.  Every so often, the county has a sale, wherein that property is sold (for the back taxes, plus some additional fees) to the highest bidder at the tax deed sale.</p>
<p><strong>2.  Determine whether to buy and flip, or buy and rent to own.</strong><br />
Okay, you&#8217;ve purchased a bargain property.  Now what?  It&#8217;s time to make money from it.  </p>
<p>Essentially, you make money from a property when you buy it.  That sounds kind of<br />
stupid, but it&#8217;s usually true.  Why?  If you buy a property at a dirt cheap price, you&#8217;re likely able to sell it, even if only for a little more, fast.  That is how you make money when you buy <strong>the property investment</strong>.</p>
<p>Say you buy a 1/4 acre for $1,000 and you&#8217;ve done the research to find out that the property is likely to sell fast for $3,500.  After you buy it for $1,000, put up the property for a quick sale at $2,500.  You&#8217;ve just made $1,500.  That, my friend, is how you &#8220;make money&#8221; when you buy property, that is, if you buy it at the right (very low bargain cheap) price.  </p>
<p>That is how you buy and flip it.  You buy it really cheap, then sell it for a little more.  I&#8217;ve even posted ads for <strong>investment properties</strong> before I owned them, just to see how much they would sell for, or whether there was any interest.</p>

<p><strong>4. Buy and Rent to Own Investment Properties, Land, Houses, Mobile Homes</strong><br />
Another way to make money with investment properties is buy buying them and selling them rent to own.  How do you do this?  Follow these steps.</p>
<p>1.  Find the property.<br />
2.  Research it to see what it can sell for.<br />
3.  Post ads, like you already own it, to see if there is any interest in it.  Make your ad something like this:  &#8220;Buy this 1/4 acre near the river.  Only $500 down and $150 a month.  No credit checks.  No banks.  phone.  e-mail.&#8221;<br />
4.  If there&#8217;s interest in the property, then buy the property.<br />
5.  Sell the property on payments.  You do this buy drawing up a contract.<br />
6.  Go online and search for &#8220;real estate contracts rent to own&#8221; and &#8220;real estate contracts land purchase agreement&#8221;.<br />
7.  Draw up a contract.<br />
8.  Get a buyer.  Get their down payment.<br />
9.  Get your names notarized and start collecting the monthly payments.</p>

Arrange to get a qualified mortgage broker to be at the real estate investment property, whether it is a house, land, or a mobile home.  Discuss what you would like to sell the investment property for and what terms you would like for the sale, including mortgage rates, interest rates, amortization rates, and the length of the loan.  If you have a mortgage broker in place, this will save time for the buying and selling of your investment property.  The mortgage broker might even be willing to pay a few dollars for each of the leads that he will be getting, as these leads, eventually, might earn him a significant commission at some later date.</p>
<p><strong>6.  Use the law of reciprocity to help sell the real estate, land, property investment</strong><br />
This tactic might seem manipulative but it can work, provided it is done with the best of intentions, in a spirit of freewill and good-natured giving, for the sake of benefiting others.  I&#8217;m talking about the law of reciprocity, which states that if you give someone something for free, they are, likely, to feel obligated to do something for you in return.</p>

An hour before the showing for the sale of the investment property, prepare fresh and delicious homemade chocolate chip cookies.  Also, brew coffee and tea.  Prepare a table with coffee, tea, fresh cream, sugar, raw sugar, honey, and a variety of flavors of tea.  Place plates of fresh baked chocolate chip cookies on the table, along with napkins, spoons, and paper plates.  </p>
<p>Put bottles of water on the table, too. Once the prospective buyers and property investors arrive at your house, mobile home, or land that you are selling, greet them politely, offer them to help themselves to coffee, tea, cookies, water, and offer to answer any questions they may have about the property that you are selling.  Be polite.  Answer questions.  The potential buyers are likely to want to buy your investment property because they will associate their experience with you as being pleasant, as they are eating tasty cookies and drinking a pleasurable beverage while looking at the property.  In this way, you are creating positive &#8220;anchor points&#8221; in that you are anchoring or associating their experience with you and your investment property with something pleasurable.  More importantly, the buyer, while eating the cookies and drinking the coffee, tea, or water, is likely to feel an urge to do something to return the favor of the cookies and beverage, which, in effect, is the law of reciprocity in motion.  You gave them something for free&#8211;cookies and coffee, tea, water, and now they feel obligated to do something for you&#8211;buy your investment property.  It&#8217;s simple and powerful.</p>

An excellent way to sell something is to create competition, by holding the sale for a limited time on one day only.  Stores do this for black Sunday.  It&#8217;s time for you to do it with your investment property, real estate, land, house, or mobile home that you&#8217;re trying to sell.  Instead of showing the house willy nilly whenever anyone wants to see it, and being overly accommodating to people who have little interest other than wasting your time, you do things differently.  This is what you do:  Set up one day for the open house, and a period of several hours on that day in which you will show the house.  Not only does this put you, the house seller in a position of authority, which, in turn, creates respect, it generates competition by forcing all of the buyers to your real estate to show up on one day, at the same time.  Hold your open house on a Saturday or Sunday afternoon, one day only, between the hours of 1pm and 3pm.  Advertise this for one month prior to the open house on websites, fliers, and your e-mail list.</p>

When you own a property, you are playing the part of the bank, since you determine what mortgage rates will be, what the interest rates will be for the buyer.  This gives you a lot of creative freedom that can lead to financial freedom.</p>

With 67 counties to chose from, there&#8217;s land deals all over the place, if you know where to look.  In 2003, with a few thousand dollars to invest, I began my search.  Two years later, I owned 15 lots in Florida.  <span id="more-117"></span></p>
<p>You can do it, too, if you know where to look.  Find out how to buy investment property in Florida, or anywhere else in the United States, using the techniques explained in this article.</p>

<p><b>Living as a couch surfer to save money</b><br />
Up until 2003, I had worked as a delivery driver for Papa John&#8217;s in downtown West Palm Beach, Florida.  For two years, I had couch-surfed, living at friends houses, crashing on their sofas, in exchange for doing dishes, cleaning, or helping around the house.  Why?  I wanted to save money and in order to save money, I needed a way out of paying rent.  Basically, I was a houseboy, or a concierge.</p>
<p>Believe it or not, the experience was memorable and fun.  During that time, I completed two journals&#8211;&#8221;The Insanity Defense&#8221; and &#8220;Gravity (the seduction of the equator)&#8221;.  One day, I hope to publish them.  The last place I stayed was David Knight&#8217;s kitchen, a separate building with kitchen sink, fridge, table, shower, toilet.  That was during the time of hurricane season in Florida and a few hurricanes had hit the area pretty hard.  As he was a healthy eater, he requested that I bring coconuts home, as they were all over the street from the hurricanes aftermath.  Specifically, he requested two coconuts a day.  While driving around delivering pizzas at night, whenever I saw downed coconut trees or coconuts, I would park and toss them into the back of my Honda Civic.  I purchased a nice machete for $10-15 bucks and, after bringing them home and placing them in his fridge, would cut them open the next day.  For breakfast, we had fresh coconut milk.  It was cool.</p>

<p><strong>Looking for cheap real estate in Florida</strong><br />
While I was working at Papa John&#8217;s, I kept an eye out for fixer-upper houses.  Whenever I saw them, I would look up the address at the property appraiser&#8217;s website, track down the owner, send a letter and make an offer.  Either it was already under contract by an investor or in litigation limbo, so my attempts were unsuccessful.  Oh well.  At least I tried.</p>
<p><b>Life changes</b><br />
In 2003, tired of delivering pizzas and somewhat frightened by some bad experiences on the job (being assaulted, being robbed, having rocks thrown at the car), I quit.  I had saved $12,000 dollars.  Knowing that I needed more money, I withdrew all my mutual funds, which added $30,000 dollars to the pot.  Combined, I had a total of $42,000 dollars. </p>
<p>I was hoping to use this money to buy a fixer-upper house in West Palm Beach, Florida.  At this time, though, the real estate market was very hot&#8211;home prices were soaring.  Even fixer-upper houses were selling for $200,000. </p>
<p><strong>Look online, use Google, to find cheap real estate in Florida</strong><br />
Taking my search online, I came across an ad for 9-acres with a trailer, and a spring in back, for $54,900.  A few days later, I drove to Old Town, Florida, met the owner, and put a $20,000 down payment on the land, with arrangements to<br />
pay $270 a month for five years (60 payments) and a balloon payment of $25,000.  (A balloon payment is a final loan payment that is considerably higher than regular payments, in order to pay off a loan.)  After paying for the trailer, I had $22,000 dollars left. I fixed up the trailer and lived in it.  The cost of paint and tools amounted to a few thousand dollars, leaving me with $20,000.</p>
<p><b>Small town, small pay</b><br />
As it was a small town, the only jobs seemed to be at Georgia-Pacific, a lumber company just outside of town, and Hardees.  Looking through the local paper, I saw an ad for tax deed sales.  I visited the county clerk&#8217;s office and asked questions.  Lots of questions.  I visited the property appraiser&#8217;s office in the same building and asked questions.  I started attending sales and bidding on land, using the remaining $20,000 that I had left.</p>
<p>(At this point, you might be saying:  &#8216;It was easy for you.  You had $20,000 dollars.&#8217;  To begin with, it&#8217;s not easy when you&#8217;re starting out doing this and you have no experience.  Money can only take you so far.  Anyone can learn how to<br />
do this with a $2,000 dollar investment.)</p>
<p><b>Cheap Florida real estate at tax deed auctions</b><br />
Deals everywhere and I was running out of money, buying properties.  But now I needed an income.  I contacted friends and relatives and three people responded, agreeing to pay me a small monthly salary and a percentage once they sold  a<br />
property, if I could find them a tax deed property at a good price.</p>
<p><strong>Tax deed auctions sales in North Florida</strong><br />
For a year, I lived in Old Town, attending tax deed sales.  I also attended tax deed sales in other counties&#8211;Gilchrist, Levy, Madison, and Jefferson.  Once I owned the land, I would re-sell it.  My first major sale brought in a profit of around $17,000 dollars.  I remember running around the 9-acres, jumping up and down and praise God for the financial blessing.  During this time, I was able to work for myself, and living in North Florida among friendly people and beautiful surroundings&#8211;springs, rivers, lots of trees&#8211;proved cathartic in many ways. </p>
<p>Eventually, I returned to West Palm Beach, and continued to attend sales in nearby counties. Looking over all the counties, I decided to make a numbered map of Florida, with numbers corresponding to website links for county clerks and property appraisers, along with notes on how to buy tax deed properties.  Initially, I planned to use this map and notes for myself, but after seeing all the tax deed sales that were happening every month, I came to a dilemma. </p>
<p><b>Investment properties for sale cheap at tax deed auctions</b><br />
There were so many counties with so many different lots going up for auction.  Often, these tax deed sales were on the same day&#8211;on the same date there will be two sales in two different counties.  Which one should I attend?  </p>
<p>Even if I had the money to bid on tax deed sales in different counties that are scheduled on the same date, how would this be possible?  I don&#8217;t have the time or resources to research all of them.  Even if I did, who I would be able to trust to<br />
handle the responsibility of bidding?  Too put it simply, the opportunity was there but the coordination to make it work was beyond me.</p>
<p><b>Writing a course on how to find investment property in Florida</b><br />
So, I decided to write <a href="http://www.makebigprofitsflippingfloridaland.com" target="_blank">a course, a reference guide</a> for myself, on how to buy and sell tax deed properties in Florida.  I enjoy writing and am almost embarassed to admit that I&#8217;m one class away from a two-year journalism degree.  That class&#8211;college algebra&#8211;is the same class that kept my cousin, Jennifer, from receiving her two-year graphic design degree.  But, she&#8217;s a successful graphic designer now so I guess it didn&#8217;t mean much.  Anyway, I&#8217;m wandering.  In short, I like to write and have been keeping journals ever since.</p>
<p>If I couldn&#8217;t possibly do this all myself, why should I keep it to myself?  Along the way, I&#8217;ve met lots of people who have been helpful and patient in answering my questions, from property appraisers to tax clerks to realtors to title company employees to tax deed bidders.  Perhaps I could pass on what I&#8217;ve learned.  This is why I wrote this course&#8211;so others could benefit from my experiences, both good and bad.</p>
<p><b>Anyone can find cheap real estate in Florida or anywhere else</b><br />
Anyone can do what I do&#8211;flip Florida land for a profit.  I failed college algebra three times, keeping me away from a two-year journalism degree.  Before learning how to do this, I worked a number of jobs.  What jobs, you ask?  McDonald&#8217;s, lots of different restaurant jobs, painting, car wash, kitchen upgrades assistant, pizza delivery driver, handyman.</p>
<p>Those jobs had their fun times, but I you know what I really enjoy? What&#8217;s the prime interest at the bank?  Five percent?  Land values are doubling or tripling annually.  Make your money work for you by investing it in something that yields greater interest.  </p>

<p>In other words, if you purchase an investment property house for $5,000 and the the house is worth $20,000, then the equity is $15,000.  The money you&#8217;ve made on the purchase of the house is $15,000.  Although it&#8217;s not $15,000 in real money, that is the potential of what you could make once you could make when you sell it.</p>

			<content:encoded><![CDATA[<p>If you&#8217;ve been on Google looking for investment property, you might have come across the phrase buy to let mortgages or buy-to-let mortgages.  What is a buy to let mortgage?  Is it even worth knowing about as a property investor?  <span id="more-46"></span></p>
<p>Buy to let mortgages are mortgages that are specifically designed for investors to borrow money to purchase property that they intend to rent out to tenants.</p>
<p>The mortgage rates for buy to let mortgages are determined by a number of factors.</p>
<p><strong>How are mortgage rates determined on a buy-to-let mortgage?<br />
</strong></p>

<p><strong>1.  Rental valuation determes mortgage rate</strong><br />
The mortgage rates and the amount that can be borrowed on buy to let mortgages is usually decided by a the rental valuation.  Typically, income from the rental has to cover up to 150% of the mortgage repayments.  The surplus on the mortgage rate covers additional property costs such as maintenance and spaces of non-occupancy by a renter.</p>
<p><strong>2.  Salary of borrower determines mortgage rate</strong><br />
Some bank lenders determine the mortgage rates of buy to let mortgages by multiplying the salary of the borrower by three times (salary x 3) and adding half of the rental income of the property.</p>
<p><strong>3.  Loan commitments determine mortgage rate</strong><br />
Sometimes, the mortgage rate for buy to let (BTL) mortgages is determined by a somewhat complicated formula, involving the amount of salary, or income, of the borrower, the existing loan commitments of the borrower, and a deduction rule rule of annual mortgage payments.</p>
<p><strong>Buy to Let mortgages current status</strong><br />
Recent credit problems that have affected banking and the private sector as well have led some investors to maintain the same percentage of equity in the property in order to protect themselves, in the situation that prices decline so quickly that they find themselves in a mortgage wherein the mortgage loan value is worth more than the existing property value.</p>

<p><strong>Did buy to let mortgages cause the banks to crash</strong><br />
As banks encouraged lending, offering low and affordable mortgage rates, often with little or no due diligence as to whether the borrower had the ability to repay, buy to let mortgages grew in popularity.  By 2007, the banks began to engage in wholesale lending of the buy to let mortgages, repackaging mortgage securities and selling them to investors at a higher price.  In doing this, the banks raised capital, but ultimately, these financial instruments were completely worthless.  In 2008 and 2009, a number of buy to let lenders who had engaged in these fraudulent practices, collapsed.  However, because buy to let loans were so cheap at this point, they became more affordable than a standard mortgage.</p>
<p><strong>Buy to let mortgages today</strong><br />
Due to the economic downturn, whatever that means, more like an economic meltdown since the <a href="http://www.youtube.com/watch?v=vVkFb26u9g8" target="_blank">Federal Reserve manufactures money out of printing money,</a> essentially making it worthless, then devaluing it by <a href="http://www.youtube.com/watch?v=6jXh-h4iJkA" target="_blank">printing more money</a> and putting it in a giant hose and spraying it to banks who <a href="http://www.youtube.com/watch?v=d36o8-ond9k&#038;feature=pyv&#038;ad=5686547570&#038;kw=mortgage%20fraud" target="_blank">lend out fake loans</a> that are actually promissory notes, wherein the lender has to pay back real money with interest, or lose or have liens put on items of value (car, house, whatever), buy to let mortgages have become less popular with lenders.</p>

<p>Some banks, financial institutions, however, still offer buy to let mortgages.  Generally, though, they charge 25% deposit to the table, or more.</p>
<p><strong>Are buy to let mortgages necessary for the investor</strong><br />
Is a buy to let mortgage necessary for a lender, when considering the purchase of an investment property?  Probably not.  </p>
<p>Due to the real estate market being in a downturn, affordable properties for investors are available.  Often, the property owners will adjust financing interest rates for purchasing the property, and be flexible in terms of the down payment.</p>
<p>An investor who is educated as to the area of the investment property, the condition of the investment property, and who has qualified tenants with a stable income history, as well as an exit strategy in case of unforeseen circumstances, will be able to profit from real estate investing despite mortgage rates and without having to jump through hoops and lengthy application forms that come attached with buy to let mortgage applications.</p>
