<p><strong>Finding the Real Estate Deals</strong><br />
An opportunity is an advantage that you can see that others cannot.  This is how you find the real estate deals, the investment properties, by seeing the potential real estate opportunity.  </p>
<p><strong>Real Estate Investing Opportunities</strong><br />
Opportunities are free. They dont cost money to observe. Of course I dont mean they wont cost you money, you may need some money to act on it. But if you are paying money so somebody can sell it to you (a sales commission) You should run for the hills. </p>
<p>So, getting back to my definition of an opportunity. </p>
<p>&#8220;Its an advantage that you can see that others cannot&#8221; </p>
<p><strong>Seeing Value in Real Estate Investing</strong><br />
So what that means is that you have vision while others do not. We are awash with money around us. Money or &#8220;value&#8221; is everywhere. As &#8220;Hayden Muller&#8221; says, &#8220;it permeates our lives like oxygen&#8221; The difficulty is not finding opportunity. It is literally everywhere all the time. We are suffering from snow blindness if we still work for a living when such abundance is around us in our every day lives.</p>

<p><strong>Finding Money Investors for Property Investing</strong><br />
The difficulty is not money either. Having access to a few hundred dollars is all you need to take advantage of a million daily opportunities that present themselves in our daily lives. Anyone with some determination can find that much. </p>
<p>No, the real difficulty is knowledge, or education. Its what seperates action from indifference. The question becomes, &#8220;so what?&#8221; &#8220;so what if I took this opportunity and made a few dollars, what next?&#8221; You see, without education, opportunities are meaningless. They lead now-where because we lack vision. Don&#8217;t worry, I lacked plenty of vision myself. </p>
<p>Today you could drop me out of the sky into any free city on the Planet with nothing but the shirt on my back and I would be living well within 3 months and be financially secure within 2-4 years. I know I can do that because my vision tells me I easily could. </p>

<p><strong>Become the Middle Man to Make Money in RE</strong><br />
Put me in the middle of New York, I would immediately find markets to deal in. Even before I found a place to sleep, I would begin learning about what free markets are available and what they most want and need. I would quickly establish contacts with suppliers and retailers to become the &#8220;middle man&#8221; my favourite place to be. </p>
<p><strong>Earn Money Anywhere</strong><br />
Within a week, I would have a few hundred dollars saved. I would use those funds and pyramid my purchases for faster and faster turn over until I had enough to purchase small assets that are in high demand. Cars, boats, anything that was being sold that I could find really cheaply. My charm and good looks would make sure I got the best deals and sold them for the highest price (winks) </p>
<p>Charm and good looks aside, the one thing you need is a clarion plan. A master plan that gets you from A to B </p>

<p>Before you continue to read, I must caution you:   These tips are going to sound simple.  And you know what?  They are simple.  But they are effective when you put them into action.  So, take action.</p>

<p><strong>How to Invest</strong><br />
Here&#8217;s how to make money using no money of your own.</p>
<p>1.  Learn a skill.<br />
Find something you want to learn and learn how to do it.  How?  By finding someone else who does it.  Find that mentor.  Demonstrate value to him in some way.  Learn what he does.  Take notes.  Then, do it yourself.</p>
<p>2.  Partner with an investor.<br />
Once you have that skill, partner with someone who has money, and offer to give them 15% or 20% interest on their money, better than a bank, if they invest with you.  How can you do this?  Well, once you have that skill and a track record wherein you can prove you can make them a profit, they are likely to invest with you.</p>
<p>3.  Continue to learn skills and find partners.<br />
Do #1 and #2 over and over again.</p>
<p><strong>Finding Opportunites in Real Estate Investing</strong><br />
An opportunity should never be bought into. By definition, an opportunity is something that people will never sell you. From franchises to swamp land in Florida, to patents and inventions, it makes no difference. Theres nothing wrong with any of the things mentioned, however if somebody is trying to sell you these things, then they are not opportunities by definition. </p>
<p><strong>Take Action with Opportunity</strong><br />
An opportunity is an advantage that you can see that others cannot. I dont care about the dictionary definition, this is the real world definition. Opportunities are free. They dont cost money to observe. Of course I dont mean they wont cost you money, you may need some money to act on it. But if you are paying money so somebody can sell it to you (a sales commission) You should run for the hills. </p>
<p>So, getting back to my definition of an opportunity. </p>
<p>&#8220;Its an advantage that you can see that others cannot&#8221; </p>

<p><strong>Money is Everywhere</strong><br />
So what that means is that you have vision while others do not. We are awash with money around us. Money or &#8220;value&#8221; is everywhere. As &#8220;Hayden Muller&#8221; says, &#8220;it permeates our lives like oxygen&#8221; The difficulty is not finding opportunity. It is literally everywhere all the time. We are suffering from snow blindness if we still work for a living when such abundance is around us in our every day lives. </p>
<p>The difficulty is not money either. Having access to a few hundred dollars is all you need to take advantage of a million daily opportunities that present themselves in our daily lives. Anyone with some determination can find that much. </p>

<p><strong>Knowledge + Action = Results</strong><br />
No, the real difficulty is knowledge, or education. Its what seperates action from indifference. The question becomes, &#8220;so what?&#8221; &#8220;so what if I took this opportunity and made a few dollars, what next?&#8221; You see, without education, opportunities are meaningless. They lead now-where because we lack vision. Don&#8217;t worry, I lacked plenty of vision myself. </p>
<p><strong>Set A Vision for Your Real Estate Goals</strong><br />
Today you could drop me out of the sky into any free city on the Planet with nothing but the shirt on my back and I would be living well within 3 months and be financially secure within 2-4 years. I know I can do that because my vision tells me I easily could. </p>
<p><strong>New York City Real Estate</strong><br />
Put me in the middle of New York, I would immediately find markets to deal in. Even before I found a place to sleep, I would begin learning about what free markets are available and what they most want and need. I would quickly establish contacts with suppliers and retailers to become the &#8220;middle man&#8221; my favourite place to be. </p>
<p><strong>Small Assets in High Demand</strong><br />
Within a week, I would have a few hundred dollars saved. I would use those funds and pyramid my purchases for faster and faster turn over until I had enough to purchase small assets that are in high demand. Cars, boats, anything that was being sold that I could find really cheaply. My charm and good looks would make sure I got the best deals and sold them for the highest price (winks) </p>
<p>Charm and good looks aside, the one thing you need is a clarion plan. A master plan that gets you from A to B </p>
<p><strong>Making Money Means Finding Opportunities</strong><br />
Making money with no money is easy and rudimentry. Its the opportunities you spot that makes the real difference. But really its the propensity to take action that delivers the results. Before you can take that action, you need to know where you are going. </p>

Your situation is alot better then the scenario I presented above. You live in a place where you know. You have intimate knowledge of the markets available already present. You have skills and have contacts already that can be of use. </p>
<p>Get a quick short education and go to it. Your first million is not as difficult as you may imagine. </p>

Do what you do when you&#8217;re thrift store shopping:  Find a bunch of cool items and combine them to make a presentable wardrobe.  Hey, you can even do this at retail clothing stores, too.</p>

<p>Terry had a problem that all of us do. His brand (or his company’s brand) was just one of three thousand new messages that bamboozle us every day through various media. To get his name welded in his customer’s brain was like being on a rocking chair. You feel the movement, but you go nowhere. Eugene’s brand was going places, but it was a slow tedious process. </p>
<p>He needed to get some prime real estate in his customer’s brain really quickly and without the benefit of Daddy Warbucks’ deep pockets. All he had to do was get their attention… </p>
<p><strong>Arouse Curiosity with Your Brand Name</strong><br />
13 Boxes. Does That Get Your Attention? Doesn’t your brain go nuts wanting to ask what is the significance of 13 boxes? That’s the new brand name of Eugene’s company. Can you see that immediately catching your attention? The brain is dying to know the significance of this strange sounding set of words. And it won’t let go till it gets an answer! </p>

<p>In this case the answer is simple. Eugene has a system of 13 boxes in his training process that takes you from the start of your presentation to the final crescendo. The 13 boxes form the structure and the route you must follow to get results. </p>
<p>His company brand could be something like XYZ Training or have his own name (like accountants and law firms do) but why on earth would that excite his customer’s brain? </p>
<p><strong>Another Branding Example called KeyGhost&#8230; </strong><br />
Here’s another example of vivid psychological branding called KeyGhost. KeyGhost is a powerful but simplistic device that monitors every keystroke on your keyboard. This spy-like product evades the scrutiny of the unobservant eye. A name like KeyGhost immediately ruffles the brain forcing it to stop what it’s doing. Then it drives all its attention in the direction of this unusual sounding product. </p>
<p>This is exactly what you need. Once you’ve got a spotlight-hogging brand name, you start to own a tiny part of your customer’s brain that is yours to keep forever. </p>
<p><strong>What Does That Brand Name Mean?</strong><br />
A trigger called Curiosity! Curiosity sounds a deafening red alert in every neuron of the brain. The brain is at its curious best when faced with something that seems irregular or uncommon in some way. </p>
<p>If your brand name doesn’t create a curiosity factor, you’re wasting gobs of money to just trying to cut through the communication clutter. The sooner you get psychological exclamation marks into your brand name, the sooner you get the attention you crave for. </p>
<p>But What If You Have a Boring Company Name That You’re Stuck With?<br />
Hey it happens! You inherited the brand name and there’s not much you can do with it without the shareholders going for your jugular. Well don’t fret. First you’ve got to realise that branding is not restricted to just your company name. A process/product that your company has or follows could become bigger than the company itself. </p>
<p><strong>Find A Name That Fits</strong><br />
With Terry, his process was sitting under his nose all along. In the case of 13 Boxes, it’s quite easy to draw up a dramatic scenario of how 13 boxes can get you out of your ‘box’ and give you immense confidence in your presentation skills. In his case, though, the process actually defined the company. </p>
<p>With KeyGhost, it’s a cinch to describe how the hardware works just like a ghost and yet link it back to your keyboard and computer. </p>
<p>You can be an accounting firm with a company name like “Boring, Dead and Co.” and still brand your prize-winning process and call it ‘Goodbye Extra Tax’ or ‘Corporate Loopholes.’ </p>
<p>Do you think your clients will see you in a better light? You bet they will! So get going, get out and get working on your brand naming canvas right away! </p>
<p><strong>Nonsensical Names Work Too</strong><br />
One Red Dog, The Loaded Hog and other such names flout the basic principles of process and logic. Yet they seem to work powerful imagery on the brand name. It’s the story that goes with it that creates a sense of immortality and distinctiveness around the brand. </p>
<p>Even if you choose to have a name that means very little and can drum up a story to match it, you’ve got yourself a winner. Which place would you rather frequent? &#8216;One Red Dog&#8217; or &#8216;Joe’s Café?&#8217; With a vivid name you’ve got the opportunity to weave a story &#8212; even a story that you made up all by yourself! </p>

Can you see the website name? The t-shirt design? The ad on TV? Can you see how extendable a picturesque brand name can be? </p>
<p>Go ahead; make the effort to Mona Lisa your brand name. </p>

<p>Follow this numbered list, step by step, take action to make it happen, and continue to take action until you have an investment property of your own.  Keep it simple.</p>
<p><strong>1.  Determine your market.</strong></p>
<p>Ask yourself what kind of real estate property investing you want to do.</p>
<p>Would you like to find, buy, and flip (sell for profit) commercial real estate?  Residential real estate?  Land?  Vacant land?  Commercial land?  Mobile homes?  Apartments?  Condos?</p>
<p><strong>2.  Determine the risks.</strong>  </p>
<p>Determine the risks, benefits, time, results that you can expect from focusing on one of these kinds of real estate investments.</p>
<p>What&#8217;s the market like for each of these?  Is there a growing demand for mobile homes in your area?  Are people eager to buy real estate in the form of vacant land nearby?  Which of these investing strategies are you most interested in pursuing?  What&#8217;s your goal with real estate investing?</p>
<p><strong>3.  Focus on that market.</strong></p>
<p>Pick a real estate investing market and focus on learning everything you can learn about it.</p>
<p>Instead of focusing on all aspects of real estate investing, focus on a specific niche.  Trying to play the entire market of investing in all kinds of real estate is like making a pool that&#8217;s 3 miles wide and one inch deep.  Instead, focus.  By focusing on a specific real estate property investing market, you&#8217;re making that pool 3 miles deep and one inch wide.   </p>
<p>Get really good at knowing that one specific market.</p>
<p><strong>4.  Find the deals.</strong></p>
<p>Once you pick the market, find the deals.  Find the best deals by the most desperate sellers.  People who are motivated real estate sellers are open to creative offers, including creative financing, lease options, and all sorts of financing packages.</p>

<p><strong>5. Get the real estate investment property.</strong> </p>
<p>Once you find the deal, lock in the deal.  Get the seller to agree to a lease option.  If you don&#8217;t know what this is, look up &#8220;lease options&#8221; on the internet.  Learn what these are and how you can structure a lease option deal.</p>
<p><strong>6.  Find the buyers.</strong></p>
<p>Find the buyers.  It&#8217;s simple.  Find someone to make a capture page for you.  A capture page, essentially, is an opt-in form, wherein someone who visits your website is given the option to opt-in with their name and e-mail in order to receive something, usually a special report, a PDF of value.  You can also ask other questions about what that person is interested in in that opt-in form.</p>
<p><strong>7.  Put buyers and sellers together.</strong></p>
<p>Line up the buyers with the sellers and get your profit percentage.  Your profit will be from the lease option deal.  How does this work.  A lease option works wherein you get the property under contract for a certain amount of time, usually 30 to 90 days, then sell it to someone else at a higher price.  By getting it under contract, you lock in the deal.  Once you sell it at the higher price, you earn the balance between the selling price and what you&#8217;re selling it for.  It&#8217;s win-win for everyone.  The seller is happy.  The buyer is happy.  You&#8217;re happy.</p>
<p><strong>summary</strong><br />
All you have to do, if you want to become a real estate investor and you don&#8217;t have any money of your own, is to find the deal.  Find the real estate deal.  Then, get it under contract and sell it at a higher price (lease option).  </p>
<p>Another way to make money in real estate is to find the deal, present it before a buyer, and have him pay you a commission for finding it.  There&#8217;s a lot of variations with this, too.</p>
<p>One way I make money is to find the deal, present it to the buyer, and get him to agree that once he sells the property, after he is paid his full investment amount, then we will split the profit 50/50.</p>
<p>One of our deals, I found a property in Georgia, a 4/2 doublewide mobile home on 3.16 acres.  We bought it for $6,500 + $500 (for real estate attorney, required in Georgia).  So, $7,000 was the price.  We sold it for $37,000 at 10% interest over 20 years, with $1,500 down payment.</p>
<p>The buyer paid $1,500 down payment and $350 a month.  After months, my investor friend was paid back his investment of $7,000.  So, after he was paid back his investment money, we split the profit.  One month, he&#8217;d get $350.  The next month, I&#8217;d get $350.  Our Return On Investment (ROI) was, I think, about 35% interest.  I think, I&#8217;m not sure.  When was the last time your interest at the bank paid you 35% interest?  Never!  Unless you&#8217;re a criminal like Goldman Sachs or one of the scumbag bankers that got bailouts from Ben Bernanke, the scumbag who runs the Federal Reserve.</p>
<p>Anyway, the guy recently moved out of the mobile home.  Still, we got our money back + interest, and now we&#8217;re listing the mobile home for sale.  From that sale, since the real estate market has declined, we expect to make $6,000 each.</p>

<p><strong>Bank owned foreclosure list</strong><br />
How did we get the place?  I was on a list for bank owned foreclosures.  Saw it on the list.  Contacted the investor friend.  He said to go check it out and let me know what you think.  I did.  I drove to the property, pitched a tent in the front yard, it was abandoned.  Told him it looked good.  He wired the money.  We bought it.  He supplied the funds, I put together the deal.  If I can do this, so can you.</p>

It&#8217;s simple to be a real estate investor, even an unconventional one like me.  How do you do it?  Learn, by reading books, reading articles, hanging out with other real estate investors.  Then, finding an investment property yourself.  </p>
<p><strong>Find an investment partner</strong><br />
At the same time, look for people who have money who want to make 20% interest on that money or more.  Once you find the deal and present the info showing how they can make that kind of interest, they&#8217;re likely to fund the real estate deal.  You have them sign and agreement or just shake hands that states that after you sell the deal or finance it to another buyer, that you will receive 50% or whatever percentage interest you agree on, after they are paid back the full amount for the investment.</p>

<p><strong>Wealth building</strong><br />
Some small amount that will be allocated for wealth building. I think back to when I was starting from scratch and at the time my cynical attitude made it painful, but looking back I remember the experience fondly. </p>
<p>It&#8217;s challenging to make money with no investment capital but when you are starting from scratch you have nothing to lose. With your back to the wall, you can go forward confidently in the knowledge that you literally have little to lose. </p>
<p>Curiously, all great wealth once began from scratch. To make money with no investment capital is exactly the situation you need to be in if you want to succeed and get that first million under your belt. </p>
<p><strong>The System is What Makes Money</strong><br />
You see, it&#8217;s not how much you started with that counts. It&#8217;s not how much you have made that counts. What matters is the system. HOW you do it. If that is based on sound principles then you will never fear poverty again. </p>
<p>I could make money with no investment capital if you dropped me in any free City on the planet. I guarantee you within a few months I&#8217;d be living well (providing I spoke the language).</p>
<p><strong>Save and Trade Up</strong><br />
Starting from scratch, the first thing I would do is find a market. No money, but I have my self. I can offer a service. As soon as I make a few hundred dollars saved, I would begin applying the principles of opportunity investment. I would trade up and up until I had borrowing capacity. </p>
<p>I would use the leverage that borrowing allows me to manufacture obscene compounding returns in real estate and large ticket items like used trucks and yachts. I would work until I was comfortable, then start spending on myself. </p>
<p>You are in a better situation than my scenario. You have friends, contacts, and knowledge of your town. You have experiences and intimate perceptions of the existing markets in your home town. All you need is the knowledge to make it happen. </p>

			<content:encoded><![CDATA[<p>Is it possible to <strong>make money in real estate with no money down</strong>?  How does this work?  Is there still money to made in real estate investing, even in this current economy?</p>
<p>Terry Randolph is a distant family friend that knew about my business acumen. He knew how I had been in his position only 24 months previously and had heard about the new life I was leading with the wealth I had generated.</p>
<p>I could hear the earnest desperation in his voice, when he asked me &#8220;how&#8217;d you do it Jack&#8221;? His question was open and sincere. In my eye&#8217;s he was at a point where there was only one direction for his life to go&#8230;up. </p>
<p><strong>A Desire to Make Money Fast in Real Estate</strong><br />
Andrew needed to make money fast. His family were in danger of losing the roof over their heads and although Andrew worked a fulltime job, there were difficulties that created this current crisis. </p>
<p>He couldn&#8217;t understand how I had done so much considering my humble beginings, while he had worked at his current job for over 10 years and was saddled with the difficulties he was currently experiencing. He told me he had no money to invest or anything like that, but could I advise him on what if anything was possible. </p>
<p>This was my response to him. </p>
<p>You see, what he was asking me specifically was, &#8220;how do I make money with little or no investment&#8221; My mind ignored his emotional pain and focused on the reality. That is the reality of what he needed answering. </p>
<p><strong>Make a Plan to Make Money with Real Estate Investing</strong><br />
Talking about Real Estate investment or anything that needed a capital injection was futile for Andrew, he needed to hear something different. This is what I told him to do, step by step. I told him that if he followed these two steps, he would have $100,000 within 12 months. He did it in 6! </p>
<p>Step one, get a little money. Not much needed, a few hundred dollars would do, but he has to find something as a seed capital account. I gave him the URL of a broker that does paid surveys online. These brokers represent companies that pay ordinary people for their opinions. They typically pay between $50-$300 per hour. He got his wife busy doing these through the day and evenings, they had $1000 within 2 weeks. </p>
<p>Step two, Go Shopping. I explained to Andrew the mechanism behind my success. Compounding, intrinsic value, leverage, rapid capital gains, pyramiding profits. I then asked him to compound that thousand dollars by 30% 19 times. In other words, I told him to find 19 investment-objects that were for sale that he could purchase, that had at least 30% or more spare intrinsic value. </p>
<p><strong>Find Value, Buy Low, Sell Higher</strong><br />
Intrinsic value is everywhere. Whether you are purchaseing New York sky scrapers of marble pool tables or Bertram boats, every market has a percentage of sellers offering their goods at well below market value. </p>
<p>Andrew started with old cars because he was a mechanic and now he had a game plan he was going to compound his money with his existing skill set. He traded up and up until he had $12,000 in six weeks. </p>
<p>Get your calculator out and see how he did it, how he evolved his money without a hitch. Start with 1000 then multiply by &#8220;1.3&#8243; which is the same as 30% Don&#8217;t press equals, just hit &#8220;1.3&#8243; and multiply symbol again. Do that 19 times. </p>
<p>When Andrew sold his last auto deal, he was ready to get involved in Real Estate. With $12,000 it wasn&#8217;t much but it was enough to start applying the same principles with Real Estate. This is where his compounding really escalated. </p>
<p><strong>Leverage</strong><br />
It escalated, because now he was using leverage&#8230;.borrowed money. He called me on the day he was ready to start compounding with Real Estate with another problem. As I advised him &#8220;get into Real Estate Andrew as quickly as you can, around the $10,000 mark its time to get into that game&#8221; </p>
<p>He had a problem. The houses in his area were dear, he couldnt see how having $12,000 was enough to get involved. </p>
<p>I advised him that he should forget about houses until he had at least $40,000 He should focus on raw land. Raw blocks are cheap, and easily re-zoned into a higher purpose. With just a small investment at the local town planning department he could re-zone a residential into a commercial or the other way around where appropriate. Its called a &#8220;soft&#8221; or &#8220;paper&#8221; rennovation. No painting, no work, just a few simple forms and a fee to pay. </p>
<p>Creating a new use is just one way to add value to raw land, there are many others. Andrew researched and discovered them all. He stuck with land after all was said and done. He discovered purchaseing a large block and subdividing it was very profitable. The second deal he did, he bought a block of over an acre, surrounded by established homes for $300,000 (with a bank loan) It was a corner block and he split it into three handsome sized blocks, tailored to the upper market. The first two blocks paid out his loan and put profits in his pocket, the last block he used as collateral for another bank loan where he built his own beautiful mansion on. </p>
<p>He sold it for a final profit of $354,000 </p>
<p>That was about 8 months after our little chat on that cold evening. </p>

<p>If you can read this article, then follow the suggestions by taking action and employing the strategies that I will reveal to you, you can make money buying and selling investment property, using no money of your own.</p>
<p><strong>Real Estate Investing in Current Economy</strong><br />
Even though America is in a recession and, probably, headed toward a depression, there is still room to earn money in investing in all types of real estate&#8211;land, houses, mobile homes.  Because condos usually involve condo fees and Home Owner&#8217;s Associations (HOA&#8217;s), I would recommend avoiding them as an investment property.</p>
<p><strong>Make Money in Real Estate Using No Money of Your Own</strong><br />
The way to make money in real estate investing and property investment using no money of your own boils down to a few simple principles outlined below.  If I, a college dropout, can use these strategies to earn money in RE investing, you can too.</p>
<p><strong>1.  Learn How to Demonstrate Value</strong><br />
Learn a useful skill in real estate investing.  For me, this meant learning how to buy properties&#8211;land, houses, mobile homes&#8211;in Florida or anywhere else in the United States, cheap, at bargain prices.  Although this took a year to learn, this skill has been paying off for years, as I now receive monthly payments on investment properties that I own myself or that I own under a partnership.</p>

<p><strong>Real Estate Contracts</strong><br />
My way of demonstrating value, besides understanding how to <a href="http://www.makebigprofitsflippingfloridaland.com" target"_blank">buy real estate for cheap</a>, is that I learned how to put together real estate contracts.  Anyone can learn how to do this by searching on Google for &#8220;understanding real estate contracts&#8221; and &#8220;financing real estate&#8221; and &#8220;buying and selling real estate&#8221;.</p>

<p><strong>Buying and Selling Investment Property</strong><br />
Once I learned how to put together a real estate contract, for buying and, more importantly, selling an investment property, this mean that I <strong>demonstrated value</strong> to real estate investors, which encouraged them to want to partner with me, using their own money, in order to make money investing in real estate.</p>
<p>Currently, I work with a real estate investor who puts up all the money for the real estate.  I set up the deal by finding the property, buying it (using his money), then reselling it at financing.  Once my investor friend is paid off his money, we split the profits 50/50.  This way, I earn money using no money of my own.</p>
<p><strong>Demonstrating Value = Big Profits</strong><br />
In this way, my ability to demonstrate value means I can earn money in real estate using no money of my own.  In return for my friend&#8217;s investment, he&#8217;s making 6x the amount of money he invests.  On one deal alone, he invested $7,000, and the return on investment (ROI) for him will be around $44,000.</p>
<p><strong>2.  Form a Partnership</strong><br />
Find someone to supply the money.  You supply the skills, and demonstrate value, by finding the property, finding the seller, writing the contract, and structuring the contract so that you and your partner earn money on the deal.</p>
<p>Here&#8217;s some real estate websites that offer a lot of useful information.  If you visit these sites, study the techniques, you can learn information that can help you demonstrate value by learning real estate investing techniques and skills.</p>
<p>Once you have these skills, find a real estate investor with money who needs your skills.  At this point, present to him that you are looking for an investor.  Once you show that you can earn him money, more than what he is earning at the bank&#8211;1% to 3% interest, he is likely to invest with you.  Once he earns money by working with you, he&#8217;s likely to do it again.</p>
<p><strong>3.  Be Ethical and Helpful</strong><br />
If you are ethical and helpful as a real estate investor, your road to success will be one that allows you to live healthy and sleep well. </p>
<p><strong>Tax Deed Sale in North Florida</strong><br />
One day, I was at a tax deed sale about to buy a house for $4,500 that I could have flipped for twice as much.  When the competing bidder told me that they wanted it for their Mom who was in the hospital, I did not bid on it, so they could get it at a low price.  They were so thankful to me that I kind of started crying.  Whenever I see one of the relatives, who works at Hardee&#8217;s restaurant nearby, they always treat me with kindness and it fills my heart with happiness knowing that I was able to help them in some way.</p>

			<content:encoded><![CDATA[<p><strong>Buying a bank owned foreclosure investment property</strong><br />
A few  years ago, I had an opportunity to buy a 4/2 doublewide mobile home, on 3.16 acres, in Wrightsville, Georgia for $7,000.  I heard about this in an e-mail that I received from Capital City Bank, a bank in North Florida and South Georgia.  The e-mail had a list of properties that the bank owned, along with some basic property information.</p>
<p><strong>Investment property buying strategies</strong><br />
After getting the e-mail and going online to use the property appraiser&#8217;s website, it appeared that $7,000 for this investment property was a good deal.  I contacted my friend Ryan, who is an investment partner.  He suggested I check it out.  &#8220;If it looks any good, and you think it&#8217;s a good deal, let me know and I&#8217;ll send you the money,&#8221; he said.</p>
<p><strong>Driving to Georgia</strong><br />
A few days later I was driving from Burlington, Vermont to Wrightsville, Georgia.  The drive there was a nightmare.  For some reason, I could not sleep and drove, pretty much, straight through.  when I arrived in Georgia, it was raining, the roads were icy, and it was very dark.</p>
<p>Thankfully, I arrived at the property, found an unlocked windows, slid it open, and got inside to investigate the interior.  Although there was a lot of clothes and junk laying around, it seemed promising, especially as a place to clean out and sell rent-to-own, in order to get monthly payments and a good ROI (return on investment) over the long term.</p>
<p><strong>Making money from the investment property</strong><br />
We ended up buying the place for $7,000, and selling it for $37,0000 with a low down payment and reasonable monthly payments, on a 20 year contract.  After the 20 years, we&#8217;ll have made $68,576.98 in profits.  Since Ryan and I split the profits (he puts up the money, I put together the deal, we split the profit 50/50), over the 20-year term, each of us will earn $34,288.49</p>
