Is it possible to make money in real estate investing using no money of your own? Yes.

If you can read this article, then follow the suggestions by taking action and employing the strategies that I will reveal to you, you can make money buying and selling investment property, using no money of your own.

Real Estate Investing in Current Economy
Even though America is in a recession and, probably, headed toward a depression, there is still room to earn money in investing in all types of real estate–land, houses, mobile homes. Because condos usually involve condo fees and Home Owner’s Associations (HOA’s), I would recommend avoiding them as an investment property.

Make Money in Real Estate Using No Money of Your Own
The way to make money in real estate investing and property investment using no money of your own boils down to a few simple principles outlined below. If I, a college dropout, can use these strategies to earn money in RE investing, you can too.

1. Learn How to Demonstrate Value
Learn a useful skill in real estate investing. For me, this meant learning how to buy properties–land, houses, mobile homes–in Florida or anywhere else in the United States, cheap, at bargain prices. Although this took a year to learn, this skill has been paying off for years, as I now receive monthly payments on investment properties that I own myself or that I own under a partnership.

Real Estate Contracts
My way of demonstrating value, besides understanding how to buy real estate for cheap, is that I learned how to put together real estate contracts. Anyone can learn how to do this by searching on Google for “understanding real estate contracts” and “financing real estate” and “buying and selling real estate”.

Buying and Selling Investment Property
Once I learned how to put together a real estate contract, for buying and, more importantly, selling an investment property, this mean that I demonstrated value to real estate investors, which encouraged them to want to partner with me, using their own money, in order to make money investing in real estate.

Currently, I work with a real estate investor who puts up all the money for the real estate. I set up the deal by finding the property, buying it (using his money), then reselling it at financing. Once my investor friend is paid off his money, we split the profits 50/50. This way, I earn money using no money of my own.

Demonstrating Value = Big Profits
In this way, my ability to demonstrate value means I can earn money in real estate using no money of my own. In return for my friend’s investment, he’s making 6x the amount of money he invests. On one deal alone, he invested $7,000, and the return on investment (ROI) for him will be around $44,000.

2. Form a Partnership
Find someone to supply the money. You supply the skills, and demonstrate value, by finding the property, finding the seller, writing the contract, and structuring the contract so that you and your partner earn money on the deal.

Here’s some real estate websites that offer a lot of useful information. If you visit these sites, study the techniques, you can learn information that can help you demonstrate value by learning real estate investing techniques and skills.

Once you have these skills, find a real estate investor with money who needs your skills. At this point, present to him that you are looking for an investor. Once you show that you can earn him money, more than what he is earning at the bank–1% to 3% interest, he is likely to invest with you. Once he earns money by working with you, he’s likely to do it again.

3. Be Ethical and Helpful
If you are ethical and helpful as a real estate investor, your road to success will be one that allows you to live healthy and sleep well.

One day, I was at a tax deed sale about to buy a house for $4,500 that I could have flipped for twice as much. When the competing bidder told me that they wanted it for their Mom who was in the hospital, I did not bid on it, so they could get it at a low price. They were so thankful to me that I kind of started crying. Whenever I see one of the relatives, who works at Hardee’s restaurant nearby, they always treat me with kindness and it fills my heart with happiness knowing that I was able to help them in some way.
