To earn money with investment properties is simple. It’s just a matter of following steps.

Here are 4 steps that can help you earn money with investment properties.

1. Find a bargain property
Finding a bargain investment property is easy. Anyone who tells you it is difficult is probably either trying to sell you a book or doesn’t really know where to look to find cheap real estate.

Some of the best places to find cheap real estate investment properties online are at real estate auctions. The beauty of real estate auctions is that you can purchase cheap houses online from anywhere in the United States.

Tax Deed Auction Sale Properties
Tax deed auction sales are, essentially, sales wherein a property owner has failed to pay taxes, so his house, land, or mobile home is then returned to the county. Every so often, the county has a sale, wherein that property is sold (for the back taxes, plus some additional fees) to the highest bidder at the tax deed sale.

2. Determine whether to buy and flip, or buy and rent to own.
Okay, you’ve purchased a bargain property. Now what? It’s time to make money from it.

Essentially, you make money from a property when you buy it. That sounds kind of
stupid, but it’s usually true. Why? If you buy a property at a dirt cheap price, you’re likely able to sell it, even if only for a little more, fast. That is how you make money when you buy the property investment.

Say you buy a 1/4 acre for $1,000 and you’ve done the research to find out that the property is likely to sell fast for $3,500. After you buy it for $1,000, put up the property for a quick sale at $2,500. You’ve just made $1,500. That, my friend, is how you “make money” when you buy property, that is, if you buy it at the right (very low bargain cheap) price.

That is how you buy and flip it. You buy it really cheap, then sell it for a little more. I’ve even posted ads for investment properties before I owned them, just to see how much they would sell for, or whether there was any interest.

3. Buy and Flip Investment Properties
You can buy and flip investment properties simply by buying them cheap and selling them for more. That’s it.

4. Buy and Rent to Own Investment Properties, Land, Houses, Mobile Homes
Another way to make money with investment properties is buy buying them and selling them rent to own. How do you do this? Follow these steps.

1. Find the property.
2. Research it to see what it can sell for.
3. Post ads, like you already own it, to see if there is any interest in it. Make your ad something like this: “Buy this 1/4 acre near the river. Only $500 down and $150 a month. No credit checks. No banks. phone. e-mail.”
4. If there’s interest in the property, then buy the property.
5. Sell the property on payments. You do this buy drawing up a contract.
6. Go online and search for “real estate contracts rent to own” and “real estate contracts land purchase agreement”.
7. Draw up a contract.
8. Get a buyer. Get their down payment.
9. Get your names notarized and start collecting the monthly payments.
